Our sixteen rooms, each delicately restored with a multi-million pound refurb, have been beautifully furnished and equipped to ensure both utmost comfort and functionality. Situated in central Edinburgh at the foot of Calton Hill, 24 Royal Terrace is nestled amongst the grand Georgian townhouses of a UNESCO Heritage site. Royal Terrace, a quiet cobbled street, is just a short walk from the buzz of the city.

This stylish boutique hotel, has the added touch of the owner’s ever-changing art collection and a dedicated Whisky bar, serving rare and unique scotch malt Whisky and adding a new chapter to Royal Terrace's history as "Whisky Row".

Due to the nature of a grade A listed building, each of the 14 rooms are accessed by stairs and there is no lift at the property. Each room is delicately furnished with premium cotton linen and luxurious bathrobes. The in-room technology offers Smart-TVs with on-demand streaming, an HD soundbar, Apple Airplay and free high-speed WiFi throughout.

After a day of exploring, guests can unwind in the hotel's Bar and Garden which offer delicious signature cocktails, wines, beers and snacks. New in 2024: "Towser's Lounge", the hotel's dedicated Whisky lounge with over 200 scotch whiskies, hosts tastings most days as well as whiskies by the dram and flights.

The Edinburgh Playhouse is 0.4 miles away, the Omni Centre is 500 metres from 24 Royal Terrace, and Edinburgh Waverley Train Station is a 14-minute walk away. The nearest airport is Edinburgh Airport, which is easily accessible via the Tram. The nearest Tram stop is on York Place, is just a 10-minute walk from the hotel. Alternatively by taxi or car, the journey would take around 30 minutes.
